Two scenes that look similar can differ by an order of magnitude in cost, because the visible stain is not the job. What matters is how far fluid travelled into porous material. A contained spill on a sealed tile floor is a straightforward remediation. The same volume on carpet over a wood subfloor may require removing flooring, pad, subfloor, and the joist bay below.
Affected square footage. Depth of penetration into porous material. Time elapsed before remediation began. Volume of regulated medical waste generated, which is disposed of by weight under manifest. Whether structural reconstruction is needed afterward.
An hourly rate transfers all scope risk to you and rewards a slow job. Established remediation contractors quote a scope and a price in writing. If insurance is involved, that estimate should be written to carrier standards using the same estimating software adjusters use, which is what allows it to be approved without argument.
When a policy responds, the relevant number for you is usually the deductible, not the total. Many carriers do not apply the deductible to biohazard remediation at all. This is the single biggest reason to open a claim before deciding the job is unaffordable — families routinely assume a five-figure cost is theirs to carry when it is not.
A materially lower bid usually means one of three things: porous material will be cleaned rather than removed, disinfectant will be applied without the labeled dwell time, or waste will not be disposed of as regulated medical waste. All three produce a scene that looks finished and is not. Odor returning after two weeks is the usual symptom.
