What Is Considered Biohazard Cleanup?

A plain-language definition of biohazard remediation, the situations it covers, and how to tell whether your situation needs it.

The definition

Biohazard cleanup is the removal, decontamination, and lawful disposal of material that carries a biological risk to human health — blood, body fluids, human or animal waste, decomposition residue, and microbial contamination. It is distinguished from cleaning by three things: the material is removed rather than washed, the disposal is regulated, and the result is verified.

Situations that qualify

Crime scenes and homicides. Suicides and trauma incidents. Unattended deaths and decomposition. Significant blood spills in any setting. Sewage and Category 3 water. Hoarding conditions involving waste or infestation. Rodent droppings and bat guano. Infectious disease outbreaks. Tear gas deployment. Drug residue and meth production. Vehicle contamination.

How to tell if you need it

Ask three questions. Is there blood, body fluid, waste, or decomposition residue present? Did it touch anything porous? Is there any chance it penetrated below the surface you can see? If the answer to the first is yes, it is biohazard work. If the answer to the second or third is also yes, material will need to be removed rather than cleaned.

What it is not

Routine deep cleaning, mold remediation on its own, general junk removal, and fire or smoke damage are separate disciplines, though they frequently overlap with biohazard work on the same job. A qualified contractor will tell you plainly which parts of your situation are biohazard and which are not, rather than pricing everything at the biohazard rate.

Why the distinction matters to you

It determines who may lawfully do the work, how the waste must be disposed of, what documentation you receive, and — often decisively — whether your insurance responds. Situations that qualify as biohazard remediation are frequently covered when ordinary cleaning would not be.
